An Environmental Site Assessment (ESA) is more than just another piece of paper that is slid across the table at the closing of a deal or loan. It is part of the due diligence process that is intended to discover recognized environmental conditions that may indicate potential contamination and help establish innocent landowner defense for any potential contamination that is not disclosed. That is why ESA’s should be conducted by experienced environmental professionals familiar with all kinds of properties and potential contaminations. We have conducted hundreds of Phase I ESA’s using the ASTM 1527 procedure on properties ranging from 0.5 acres to 100,000 acres. Our clients range from private individuals to Fortune 500 companies. Property uses have ranged from office buildings to large manufacturing complexes and have included large parcels of land used for timbering, oil & gas extraction and coal mining. Environmental audits are performed to determine if a business is in compliance with federal, state, and local environmental regulations. Audits compare existing environmental regulations with with actual environmental permits, records, and repoting systems a company has in place. We have conducted environmental audits on manufacturing and extractive industries.
